I am working with some clients who are in the market for condos on Key Biscayne.  They asked me what they could buy on the Key for approximately $1,000,000.  I pulled up some of the recent closed sales for them to view and thought I would share them with you here on the blog.

Why Does Key Biscayne Sell For A Premium?

Everyone knows that Key Biscayne sells for a premium, but some people may wonder why the non-waterfront homes sell for twice as much as those in nearby communities.  Today I am comparing Key Biscayne to Pinecrest because they share many traits that are attractive to buyers: excellent schools, a sense of community and gorgeous public spaces.  The average sale price for a single family, non-waterfront home on Key Biscayne is approximately $2,268,109 whereas a similar home in Pinecrest is just $1,130,614.  So why would someone pay twice the amount to live on Key Biscayne?

Here are a couple of things that make the Key Biscayne life so appealing to many:

  • When you live on Key Biscayne, the beach is your backyard.
  • Key Biscayne is minutes from downtown Miami and Brickell.
  • It is not everyday you see children arriving to school in golf carts. Because the community is so small and safe people have the convenience of being able to use golf carts as their form of transportation throughout the island.
  • Key Biscayne has one of the best community centers I have ever seen.   There are a wide range of activities available for all ages: domino games, tango classes, lunch with authors, Brazilian sculpting, Zumba, yoga, the list goes on and on.  For more information on the community centers current activity schedule click here.
  • Key Biscayne has been named one of the safest neighborhoods in America.
  • Key Biscayne has a variety of great restaurants.
  • Key Biscayne has great schools.  Key Biscayne’s K-8 public school is not only an ‘A’ school it is also the #1 K-8 school in the district and #12 in the state. The Island also offers great private schools like St. Christopher’s By The Sea which provides a great Montessori education for toddlers as young as 3 and up to 6th grade, St Agnes Academy who through great education and under the auspices of St. Agnes Parish and Archdiocese of Miami serves students from grades PreK-3 to 8th grade.

Key Biscayne Single Family Home Market – 2012 Year in Review

Similar to the condo market that we wrote about recently, the market for single family homes in Key Biscayne, just keeps getting stronger. When there is no more land to build on, the Law of Supply and Demand couldn’t be more pure. Add to that, the fact that the Village of Key Biscayne is in the market to buy property for Green Space and the value land can only increase.

In 2012, just over $218,000,000 in single family property transactions were closed during the year.

Here is a summary of the details of what sold:

  • 76 = number of homes sold
  • 72= number of homes sold with prices in excess of $1M
  • $2,870,461 = average home sales price
  • $755 = average sale price per square foot
  • 223 = average number of Days on the Market
  • 8% = average difference between the list price and the sales price.

The highest price for a home that sold in 2012 in Key Biscayne was $13,500,000 for 468 Bay Lane. This 8,163 square foot waterfront home has seven bedrooms and seven bathrooms and of course comes with it’s own private dock. It closed in December and it was a Happy Holiday for both the buyers and the sellers.

As of this writing there are only 72 homes actively for sale on the Key. They range in price from $1,250,000 to $22,300,000. That’s right, there are no longer homes available in Key Biscayne for under $1,000,000.

Key Biscayne Condos 2012 Year in Review

2012 was a remarkable year for the condominium market in Key Biscayne. With no new construction available, existing buildings did very well. In total, almost $270,000,000 in condo property transactions were closed during the year.

Here is a summary of what sold:

  • 281 = number of condos sold
  • 77 = number of condos sold with prices in excess of $1M
  • $960,594 = average condo sales price
  • $469 = average sale price per square foot
  • 184 = average number of Days on the Market
  • 6% = average difference between the list price and the sales price.

The most expensive sale of a condo in Key Biscayne was $5,950,000 for unit 201 at Ocean Club Tower One. If you know Ocean Club, then you know that the tremendous outdoor space in this unit was part of what helped it to garner such a great price in August. Yet another example that Key Biscayne really has no “season” anymore. With residents from all over the world, it’s always winter somewhere.

As of this writing there are only 129 condos actively for sale on the Key. They range in price from $225,000 to $7,499,000.
